How to fix Ac handler ?

Geez here I go again... it seems every year I have an ac issue. I suppose I got a lemon. Installed new handler 5 years ago by a supposed reputable company. This time the thermostat set for 79, but inside it’s 83. When it does click on it only goes on for a few minutes and it blows cold but shuts down before reaching set temp . Any ideas before I once again call for servic? A bit of info it’s in a AC closet in a condo with the condenser on the roof servicing entire building . Owners maintain purchase and repair only the unit in individual apt . Very frustrated as I constantly have issues once - twice year. What should I be checking before calling? It’s not frozen up and does blow cold but shuts down

    What kind of thermostat? Is it digital? You have air handler in closet and only one condenser for whole building? How many units in building? Each unit doesn't have separate condenser? Technically each unit should have a separate condenser. Something wrong there!

      in Florida many Condo buildings have this style each unit has an individual handler in their apt, and a single condenser on rooftop.

    My thermostat is digital and can be controlled remotely . I notice that it wS running non stop and unit not getting to set temp. I had neighbor go in Said it was cold inside but wall thermostat set to 78 and it was 83 inside! Not sure what the current probably us

  • This is a sticky wicket. I lived in a condo briefly in between houses. This is a shot in the dark, but when and how are the units on the roof serviced? My gut tells me your problems stem from there. I am not an hvac expert by any means, but know exactly how they work. Something doesn't seem right to me. Do your trouble shooting and see if any of these help. How often do you clean or change your filter?

    I would approach the homeowners association or call the maintenance guys and as much as a pain in the neck that it will be, either stay home from work that day, go in late, and shadow them or hire your own independent guy to be your shadow. Get everything documented in writing. Trust no one. I know that seems harsh, but HOA'S are manned by people that are clueless as to how things work and many times are sold a ration of doo doo without knowing better. Unscrupulous contractors see apartments and condos as instant cash cows and their personal ATM's. All they have to do is bs the board that the complex needs something fixed. They send some guys out to fiddle fart around and scalp the residents that pay the fees. I have seen it time and again. Lawsuits up the wazoo backing up in the court system. Now that you have this info, proceed as you see fit.

    I agree with Naomie. If the blower comes on runs for a while and shuts down before reaching temperature. Possible problem with the thermostat. Could be miswired (at the thermostat or air handler), loose wire, needs fresh batteries. Could also be a bad thermostat. If other residents are not having the problem then it would not be the condenser.
