    You need a French drain, and possibly a retaining wall with gravel and a French drain behind it to move the water out to the street storm drains or somewhere where it won't cause damage.

    • Ok this is fixable. I would have that portion of the yard regraded to flow away from the structure. Then plant some good strong groundcover to help with the erosion. It is only September, you still have time before the snow flies. You can always bring in a structural engineer or soils expert for a consultation too. A landscape designer could help out, and will be cheaper. North side of most houses is typically shader- provided the house is in the northern hemisphere.
