Hi Patti. I'm Cindy. Begin by emptying the room and hang plastic on all doorways. Dust is the enemy when it comes to refinishing floors. Fill any cracks. Allow the filler to dry. Rent a random orbital sander. Start with a coarse grit sandpaper to remove old finish. Vacuum. Then go over with finer sandpaper and vacuum again. Then an even finer grit sandpaper until you get the smoothness you want. Then, you guessed it, vacuum again. You may have to do a little hand sanding in the corners. Go over the entire floor with a tack rag to get any residue. Now you're ready to apply the finish. The first coat is a wood sealer. It may raise the grain a bit, but a quick once-over with steel wool will knock down the roughness. Next apply 2 coats of water-based polyurethane as the final finish. Open the windows and wear a mask when sanding and applying finishes. One more thing, don't let any animals go on flooring for at least a week to allow the polyurethane to harden. This job is a lot of work but so worth it. I hope you find this helpful. Best wishes.
