How do you decide best way to open a room? any general rules?

  • First you need to determine whether or not the wall you want to remove is load bearing. If it is, your contractor has to put in a beam to distribute the load. Any construction of this magnitude requires a permit and inspections. Only hire licensed professionals otherwise you have no recourse and any resulting damage could not be covered under your homeowners policy. Have a healthy budget and a back up reserve account, you never know what will happen once you open up the walls. You also need to consider any utilities that may be located within the wall you wish to remove. They will need to be rerouted. There could be water lines, gas lines, electrical, sewer pipes, hvac ducting, you never know. And it all costs money for the trades people to do. The more difficult to relocate, the more it costs.     Are you referring to actually physically removing a wall, or how to make a room 'seem' more opened up (brighter, not as confined)?
