How to replace floor with soft spots?

Dining room floor has several tiles that are braking and appear to be soft and falling in. It is occurring to tiles in a row at every 4' across the room. Does the floor need to be torn out or could a new subfloor be laid on top and then new flooring installed?

    I’d get a contractor in to evaluate the situation you may need a new sub floor in stalled, and to figure out why there are soft spots. If you replace and don’t address the structural issue, the soft spots will be back.

    You’d better tear it out, because this usually means rotten wood and wood rot will continue to grow under the flooring.

    Hello Kay, Do investigate the underside of this floor as it is probably breaking up and will need support or other repair depending on what the floor is made of and where it is situated. Best of luck......

    Take up the flooring and you may have to take up the subfloor to make sure there is not damage to the floor joists. You could have a termite problem or dry rot of the joists that hold the subfloor up. Hope for the best, but be prepared for whatever is going on under your tile. Good luck!
