How can I stop my metal garage roof from leaking?

I have a metal garage roof that is suddenly having small leaks. Also the transition metal roof from house to deck is leaking on deck not in house. Small leaks but annoying

    I know that our metal awning has a few leaks from where the metal overlaps and that seal is not perfect.

    Check your screws. If they have been there for a long time, the rubber gaskets around them may have dried and began to crack. If you replace them, you may have to go up to the next size.

    My cousin has a roofing company and that is why he doesn't like to install metal roofing. The screws have to be replaced to keep the warranty in force.


    You can use tar to seal leaks if you can pinpoint the source.

    We have a metal roof on our shop and it started leaking. We had all the screws replaced with slightly longer ones as they loosen and some rust over the years. Apparently metal roofs need maintenance, I did not know this. Always thought you put them up and they were maintenance free. Hope this helps!

    I had a leaky tin roof. Sprayed all the places that seemed to leak with "Rust-oleum" Leak seal $8 per pressure pack in Aust. Cheaper than getting the roof man in to replace tin sheets. I did the same for the guttering above my computer room. It has lasted for 6 years so far, and doesn't look like leaking. Good luck,
