I Clean Tile &Grout for a living, the BEST way to do it is with a Acid based Cleaner, I use THE WORKS Toilet Bowl Cleaner Full Strength , put it on the Floor, let it sit for 5 - 10 minutes, and take a Scrub pad to it "Corse" and use my Foot to Scrub it, and Mop it up. " just watch out for the Fumes " and for the Grout Sealer, it's your choice, but it's a waste of time & money, it doesn't do anything, your Grout is going to get dirty regardless.
