Grass want grow because neighbors have a lot trees that block sunlight.

    use a shade mix of grass seed

    I agree with Mary. You will need to seed the area with a dense shade mix.

    There are shade-tolerant grass seeds that you can add to existing grass. If trees are growing into your property, you can trim them at property line. Better yet, ask neighbor to trim their trees to get more sun. You could also eliminate grass in that area and make a garden area with shade-loving plants. Who wants more grass you have to mow anyway.

    If the shade grass seed doesn't work, try stepables. Get ones for shade areas that will grow in your growing zone. Some don't need sun, can be walked on and don't need mowing.
