Do I have to seal a wood floor after installation?

    Absolutely . Sand, clean and do several coats of polyurethane, lightly sand between coats or it will be rough. For the most durable finish use oil based products.

    Definitely. Three coats of a water based polyurethane. Water based poly does not yellow over time. Oil based has a yellow tinge and does yellow over time.

    I’m going to disagree if the floor came prefinished. If it is prefinished you would likely void any warranty if you add more finish. As the floor ages and starts looking like it needs a refresh you can have it “screened” and then another layer of polyurethane put on it.i know some people who do this every other year once the floor is out of warranty
