Is it better to stain or paint oak cabinets or leave as is and install granite counter-tops for resale of a house?

Get a product called Restore-A-Finish in oak; you will be amazed at the difference in your cabinets and it's quick and easy. wipe on and off.
I prefer the natural wood, but that may just be personal preference. My mother painted over all the old knotty pine in her house. I almost fainted. I guess I feel like once the paint is on, you can't undo it easily. I'm sure there's different treatments you can apply to make it more interesting than just brown wood.
I had a close friend who flips houses come look at mine. His wife is a realtor. I was basically asking what I had to do to sell. Because of the style of the house, he told me granite was not needed. I own a three bedroom $100,000 house out in the boonies. So basically, they said granite won't really help sell, but would be a large investment as far as counter tops go. Hope this helps!
I would not go to any great expense if you are selling a home. As long as the house is clean and we'll presented and a buyer can move straight in without major renovations they will be happy. Everyone has different tastes. I had a glass top stove that had a small chip in the glass. I replaced it for the sale. And the new owner ripped it out and through it in the bin. Clean, declutter and add good accessories to show off the kitchen.
Here in the UK we have generally been advised not to redo the kitchen as people have very different tastes, you don't want to spend time and effort only for the next owner to rip out your efforts!
At best you can expect only a small % rate of return on any money you put into a home just before listing it. While there are trends, it is impossible to second guess what exactly it is about a house that will cinch the sale.
If you feel the kitchen is not attractive because it needs updating, lower the price to reflect this deficiency, get the house sold, and move on.
Do not start spending any money on 'last minute decor changes'. Spend your time and energy instead on cleaning up and clearing out.
