Talk to the manufacturer to see what they recommend. Most times garage floor paint doesn't need or like sealer coats. You may have to strip and start over. I always try to.talk clients out of painting concrete, always has problems.

When you say tire marks, are you saying indentions from tires or black scuffs.. indentions would mean the sealer is reacting to the paint. If black scuffs, that will always happen.

The peeling means that it didn’t bind or bond to the concrete, which is probably due to years of wear and tear & the surface not being perfectly clean.

The tire marks on the coat is a warranty situation and I would call Tech Services at the manufacturer.

At this point in time, I’m sorry to say, that this is going to be a lot of work. No matter what one does.

I’m thinking a muriatic acid etching would be what you need to do, after you scrape up what’s already peeling up. But acid washes aren’t for the casual DIY person.

I don’t think detergent power washing will clean it perfectly, but it will be less work to try it first, than acid cleaning, which requires serious PPE and experience.

After whatever deep cleaning methods one uses, and then scraping off what one can and re-cleaning it,

then I’d use a concrete stain. As in it permeates the concrete, like dye.

I would use a faux sponge roller cover to apply it and mottle the entire floor with the concrete stain. It will stain paint, but I’m not sure about the clear coat.

    Definitely call Tech Services.

Did you use an epoxy based product?

I bought a house that had peel and stick tiles arranged in a design of 3 tiles across and 3-4 down, in a pattern where the car tires rested. If they shift, use a tile glue. I guess you could do random tiles so it all looks deliberate.
