Stop whatever caused the mold (unless you need a roofer or a plumber)
Kill and remove all the contaminated items & materials. Remove them.
The entire building has mold spores in it. They can live for 50 years in ducts, cracks, ceiling & outlet boxes, and obviously carpet. Therefore the whole building needs to be addressed, professionally.
Kilz encapsulates the mold. It is still in the building. There are anti-microbial dealers designed to seal surfaces, after removing the mold. There are air treatments like ozone & chlorine dioxide that pros use.
Get a second pro THIRD PARTY Mold Test. The first one is to determine what beast they’re trying to slay and the second one is to make sure they deserve to be paid. As in they don’t get paid until it passes the Mold Testing.
