IF you are allowing dogs finish the hardwood.
If you can sand the floors, stain and poly them you might have a beautiful unique floor that works for you. It would be easier to clean and dust a wood floor in an Airbnb than trying to keep carpet clean. Initially some work but once it's done, it's done!

It is great you are opening and Airbnb! That said, I would opt for the hardwood, much easier to clean and maintain. Please, no pets, they can ruin your hardwork in a heart beat and you'll have to go after the responsible owners. best to you.
Sanding and refinishing gives to good lookin floors, but a lot of work and mess. Try refinishing with stripper like you would a piece of furniture. Will not be like new, but in an old house they look appropriate. Test a small area in an inconspicuous spot (closet?).
