My tenant let her dogs pee all over the house and the house smelt so bad. I read that leaving charcoal around the house would help. But after 2 months, the stink is still there. Please help

Well first you need to remove any carpet and pad. If really bad like the plywood is stained, you'll need to wash that down with urine killer. If still smells sprinkle kitty litter all over the stains and cover with plastic for at least a week. Vacuum up. If still smells you'll have to replace the subfloor. Don't recarpet Until the subfloor is treated.
  • It still stinks because it was never cleaned properly. If there is carpet, it all needs to come up and then the floor cleaned and sanitized, then new flooring can be installed. All the charcoal in the world is not going to help unless proper procedure is followed. Any pet shop will have enzyme cleaners that will do the trick. Nature's Miracle is a popular brand.

Thank you Kellie and Naomi. I got the contractor in to replace all the skirtings to the wardrobe and kitchen cabinet that were stained with urine. Even panels to the wardrobe were changed. I threw away all the curtains as well.
Contractor told me he cleaned up everything. My house is tiled.I'll try and see if I can get the enzyme cleaner.
    Thanks a lot again.

    • Wonderful! It's one thing to have pets, it's another to have pets and not care for them properly. Honestly I feel sorry for the animal as the owner doesn't sound to be competent. And you are stuck picking up the tab. I hope you kept the security deposit! When you rent out the unit next time, consult with a landlord tenant attorney to include the proper pet language in the lease and charge the maximum "pet security deposit" allowed by law in your area. We have a few tenants with pets, luckily they are extremely responsible owners and exemplary tenants as well. Good luck!

To clean /deodorize the tile...Get a gallon pump sprayer (the kind used for spraying your garden). Get some Nature’s Miracle liquid cleaner (Amazon or pet stores). Mix about a quart of the NM with the hottest tap water. Spray a light coating all over the floor, and just leave it. Give it a few days to break down the odor. You may have to repeat this. I used this on a cat urine soaked concrete basement floor very successfully. Good luck.
