we clean our deck every year with a small amount of dawn blue dishwashing detergent and warm water then rinse and let dry - some folks seal their decks yearly but we painted out with a Behr deck paint that cleans up so easily with just water.. Good luck
It will depend on the age and composition of the floor. In general, cleaning and protecting are your top priorities. If it wood that is natural, you want to keep it sealed annually. If you want to paint it and it is pressure treated lumber, make sure it has aged long enough for the chemicals to have cured in the wood. I would recommend 6 months before cleaning, priming, and painting. For concrete pad or composite decking, you will only to need to keep clean. Pressure washing annually will usually do the trick.
If you have issues with mildew, check out wet & forget outdoor to inhibit the growth of the "green and black" that plagues structures and fixtures.
Wash the deck with Thompson’s power wash scrub the deck down eather power wash or scrub brush .then hose off let it completely dry off in the sun then get Thompson’s water seal or another deck sealer and put it on the deck with a roller make shure to sweep clean the deck first then let dry .that should do it .maybe every other year touch up the seal on the deck it depends on the sun out on the deck all day it strips it .
