Do you think having a bathtub in a guest bedroom increases value?

If you have a bathtub and a shower in the master can you put just a shower in the quest bathroom and will it be good for selling

    I would say yes as long as there is a tub somewhere in the house

  • Hi Jeanette, I'm not a realtor, but I know when we were buying that I was looking for two bathtubs since we had kids. I'm not sure what the average demographic is in your neighborhood, but a local realtor could help you out. Good luck!

  • You can but for some reason it does make a house less appealing. Most buyer want at least one bath.

    We just had a real estate broker come into our house and tell us what would help sell our house and she said you need at least one bathtub in a 3 -4 bedroom home. So showers do not hurt your selling potential I would day. Good luck

    Just be sure you put in a regular size shower and not a tiny one

    Our master bath just has a shower (my choice). I would rather have a big shower instead of tiny bath and shower. I haven't used a bathtub in years. Can't handle the idea of soaking in my own dirt.

    But as long as there is one bathtub inside that should work for resale.

  • Absolutely. As long as there's one tub in the house a shower stall is fine for the guest bath.

  • Check with your estate agent. In my neighborhood, as long as at least one bathroom has a decent sized tub, you are good to go.

    I personally think it is good to have a bathtub in the guest bath mainly because if someone has children they will most likely want a bathtub other than the master. However, generally I have heard if you have one tub you are good.

    I would check with a realtor for advice on the impact of selling. I would personally prefer a tub because we have little ones but as long as there is one in the master I would not let that deter me from buying.

    Sure ! Especially if you have one tub in the house already ! We have one full bath and one half bath . We were updating the 1970's master bathroom , we decided to go with a walk in shower . Neither me or my husband took baths and I asked a few reactors , would not having a tub at all hurt the selling ability of the home . I got mixed answers !!! So we decided to do what we wanted , I figured we live in a 55+

    development and even though soaking in a tub might feel good on old bones , lol ,

    but getting up out of a tub , is not only hard for some elderly people , it can be dangerous . Also , just stepping up and over the edge of a tub can be hard for some , even with support railing ! I was a visiting nurse and found this to be an issue in a lot of the cases .

    I think as long as you have one bathtub in the house, having a bathroom with just a shower makes a lot of sense.

  • You can, but ask some area realtors what they think. Someday someone might turn the guest room into a child's room where a tub would be welcome. Asking realtors will give you the most accurate answer.

  • With just a shower it's considered a 3/4 bathroom not a full bathroom-- which will slightly impact value (but not in any significant manor). If it's just a shower, I think that's fine...and I"m a real estate Broker.

    Absolutely!

    The insistence on having a bathtub is much less common in Europe and in other parts of the world where average sq footage of homes is less than in United States, and where water is expensive.


    Having a shower only and not a bathtub is also becoming increasingly more common in new builds - houses and condos, and is a very popular choice in renovations. A walk in shower is much safer for persons of all ages to step into and step out of.

    I see no reason why not! I'm sure guests would be pleased to find they had one incorporated in their own private bathroom. I may or may not add to the value to the property, but it would definitely make it more attractive to a buyer!
