Usually it's the flange or wax seal that has failed, but since it's still tight, it sounds like the floor may be the problem. You need to inspect the subfloor to see if there is damage/rot. If so, you will need to replace the rotted portion. If it's just around the toilet, you can get a mobile home toilet floor replacement plate.

Good question. I am not sure the cause. I noticed a very slight separation in my basement toilet as well it is on a cement slab. I purchase and placed some toilet riser spacers made for this purpose.

Hi there, I agree with the first comment my first thought was its probably a sagging in the floor. I would uninstall the toilet to get a better look at the entire situation. It is possible that the wax ring, over the years, has failed enough that it changed how the toilet is sitting.

Hi, unfortunately, it could just be that your house shifted slightly. The earth is always moving and settling so even a very slight movement or sinkage of the house could cause this. It has happened at our cottage a few times and things end up being off-kilter or wonky. We have just had to live with the little gaps now :)

Here are a few things that I have seen that might cause this:

You could have a crack in the base which has caused a tiny amount of water to seep into the sub flooring and it has began to separate.

A small event (similar to an earthquake or storm) could have caused your mobile home to slightly shift and settle.

Dampness from underneath has caused the sub flooring to degrade over time.

The only way to know for sure is to get a good look from the crawl space underneath or take it apart and investigate from the bathroom floor side.

This is the only thing I could think of perhaps this could be a flange that has moved over time.

A toilet flange is supposed to set on top of the finished floor (no gap or space). Then the flange must be screwed through the finished flooring and into the sub floor. You can get away with a flange being slightly recessed below the floor by using a thicker wax ring or the wax free seal you mention.

You might be OK with the flange raised above the floor if, and only if, the plumbing was cast iron. PVC or ABS pipes would allow the flange to move, and that means the seal would be compromised.

I agree that the floor has dropped or sagged some. Check the subfloor from underneath if you can.

Hi Ronald. I agree that it sounds like the wax ring has worn down over time, especially if it is the original wax ring. It's probably time to be replaced. Also you should go under the house to see if the subfloor has been compromised. If it has any rot at all, it should be replaced sooner rather than later. Good luck Ronald. Happy Holidays.

It sounds like you need to take the toilet out, at least to replace the wax ring. If it's not been replaced in 25 years, it's time. And then when you remove the toilet you will be able to check the floor around it to see if that needs any work.

Hopefully it's just the wax ring, they are cheap and not hard to replace.

The wax ring needs to be replaced. Toilet wax rings are universal but the size has to be right. ... As a rule of thumb, if the toilet flange is installed flush of the floor you will need a standard thickness wax ring. If the flange is installed below the floor level you will need the double thickness wax ring.

It is not a hard job, but you need to have someone help you lift the toilet. Make sure to shut off the water and try to get as much water out of the toilet before replacing ring.

When replaced, then caulk around the toilet.

The gap may be caused from some minimal leaking that you cant see. The floors in some mobiles are made from partical board. When it gets wet, it swells. Perhaps go under mobile if you can and inspect from under. Good Luck

Hi! Although the mobile home may have just settled a bit, I agree with the others that at the very least, I would remove it to replace the seal and check for any water damage. It should be easy to see around the sewer line if there is damage to the floor underneath. Some leaks are so subtle that it might be very slowly damaging that section. Stay safe!

I would pull up the toilet and check for leaks and check the flooring and then do your repairs and replace the wax ring and hopefully it will be fine
