try Mr Clean for pet odors . Learned trick from my cleaning people.
Had rentals and used diluted ammonia (w/water) several times and let it try between each washing. Ventilate well when doing this. Have had to refinish wood sometimes after doing this. If you are removing carpet, wash sub floor with ammonia and water, let dry, then paint subfloor before relaying new padding and carpet.
