If light color. I use Tilex, spray on, let it sit and add to it every so often to keep wet for several hours. Then wearing old clothes get on hand and knees and scrub with stiff scrub brush and Soft Scrub. Rinse several times. Let dry over nite then seal with grout sealer. Don't work so hard next time
with an old tooth brush and dish water ie dawn, a garden kneeler is helpfull as well

I fill a gallon garden pump sprayer with the hottest tap water and the appropriate amount of floor cleaner (ex. Mr. Clean, Lysol). I spray down smaller sections of the floor and let it soak for about 10 minutes. The dirt comes up with a scrub brush, with particulate attention to the grout lines. Then wipe it with a clean dry cloth, followed by a not drippy wet one, and let the floor dry.
