    1. First Impression is key. Clean up yard and trim all shrubs.
    2. If painting the outside of the house is out of the question, then pressure wash.
    3. Clean, clean, clean inside and don't forget the windows.
    4. If you have a lot of furniture, store half of it.
    5. Replace all your light bulbs with LEDs.

    Hi. Whenever you are preparing a house to sell, be sure to de-clutter and remove all your personal effects like pictures, knick-knacks, etc. Organize all the closets, pantry and cupboards. Fresh paint is the #1 biggest impact for the money. All the appliances should be sparkling clean, whether they are staying or not. Open space sells. Yes, stage the house to sell, but remember that open space is important too. I hope this helps you. Good luck.

    Warm neutrals and grays are good. Avoid theme decor like cows and roosters. Make it homey but simple; a rocking chair with a throw, one big wreath, a few logs by the fireplace not a bunch of little or personal things.

    We were advised to remove a lot of our family pictures and Knick Knacks that we had on our mantel or cabinet as well as move any kitchen appliances that we could put in a cupboard to get them off the counter. The idea is make it look more like a new home - which has nothing extra around. You could also use your search engine to search for something like ' staging a home for sale '. When that search term comes up, click on the word images near the top and see what you can find. That will help you visualize what the professionals do when they are staging. I hope that helps you.     You need to strip the house of your personality, yet make the place memorable. The buyer has to envision them self living there, with thier things. De clutter, and edit decor...a few statement pieces go a long way. You want to show off how much space you have in the house. Clean carpets. Stage the place. . Bedrooms with beds made neatly, remove about half of what is in the closets and pack it up. Buyers will look in closets bathrooms under the stairs and the mechanicaIs also. Have your mechanicals inspected and fixed prior to putting up for sale, and have the document available for realtors make copies. Get copies of your utility bill, should a buyer ask. Paint choices if you have strong colors on the walls, repaint with neutrals. You realtor should let you know what colors sell.

    then decide on statement pieces of decoration ...if you collect bird houses, or other country Style decor set 1 or 2 out in a few rooms. My realtors liked to give a nickname to the houses they were selling. Mine became the quilt house, all the beds had quilts on them.
