Rent an orbital sander and pads. People make it out to be a hard job with a too hard to handle machine. I did an entire house of 120 year old planking by myself and I am a 5'-3" woman. Yes the machine is heavy but you are only lifting the machine in and out of your car and to the house. After that it sits on the floor. I don't know why people make it such a big deal. Get an orbital and just remember to keep a grip on it and keep it moving. Do not let it sit in one spot or you will gouge the wood. I wiped stain on with a rag not a mop as you can wipe it evenly and you are close to your work so you can see if you missed any spots. I put 2 coats of stain and 2 coats of poly. I allowed more time than required to let each coat set. I allowed about 2 days in between each coat. It was worth the work.

Agree with above, adding that between coats of polyurethane you need to lightly sand. We used steel wool. It barely scuffs so it will adhere better.

    How other Hometalkers did it.
