You have to knock it out of the pot and examine the roots & soil. Is soil saturated, root tips turning black? Probably too much watering. What you want to see is healthy, white root tips and slightly moist to dry-ish soil with no bugs crawling around. If root mass is tight and circling the pot then you need to bump it up a size. Once you're satisfied with the roots, examine the leaves & bark for insect infestation. You also have to take into account the location of the plant. Is it in a draft? Direct sun? A little sleuthing will give you the answer.
