What is the most important thing to sell a house?

how is your curb appeal? That is very important

Outside? Is the front door area inviting? Fresh paint on the door, etc...Do yard work on Thursdays, that way people won't think of the time needed for mowing, etc.

I've found that neatly stacked moving boxes (have you cleaned out the closets?) in the garage give the message "I'm ready to move" rather than "I'm just testing the waters"....

Bake! Bread and pie baking are two smells that make most people feel comfy and happy! If you are not a baker, there are frozen breads and pies to bake.

Folks these days cannot see promise in a property, they want it ready to move into without work to be done

Curb appeal. Also if you have a fire place, either turn it on or build a small fire. Have every room de-cluttered with minimal furniture but NOT empty. Empty rooms don't allow the buyer to visualize what will fit in a room. We turned one small bedroom into a reading room and after a few months I realized that people did not realize it was large enough to be a bedroom. Put a twin bed, chest of drawers and bedside table and lamp in the room and it sold in 7 days! Some people just to not have the ability to see space relations.
