Is it worth it to update/upgrade a dated kitchen prior to selling?

    Yes it actually is very well worth the money to upgrade appliances and update the cabinet and countertops. Kitchens and bathrooms sell homes.

    It certainly is if you do something that most people will like. Most people want a move in ready house, especially a kitchen. Or, ask your real estate person about having the house shown as is but at closing the buyer will get $5,000 or $10,000 cash to do changes of their choosing in the house.

    I am a Certified Home Stager, interior Decorator, and kitchen designer by trade. My husband and I owned a custom kitchen cabinet shop for over 20 years and I can say absolutely "yes" to your question. The kitchen is the center of the home. A client will know within the first 15 seconds if they want to purchase your home and if a woman doesn't like the kitchen you are done before you get started! You can paint the cabinetry, put on a fresh coat of polyurethane, re-finish or replace the c-top and faucet, new curtains. It doesn't need to cost a lot of money. When you show your home be sure that everything is spotless! This is a must even down to the light bulbs! Lighting fixtures also become dated, most can be spray painted an up-to-date color. If you're willing to put in some elbow grease you can save some cash! Then again a full remodel will always increase the purchase price of the home!

And though it's outside the scope of your question about the kitchen, many free or low-cost improvements go a long way when you're selling your house, like removing all clutter, making sure your windows are clean to let in maximum light, washing/dusting light fixtures, removing oversized furniture to make the rooms look larger, and slipcovering any furniture that looks worn and dated. Take a critical look at your curb appeal, pruning or trimming overgrown plants, mulching your plantings, and perhaps even painting the front door. Also, don't underestimate the value of a "new" smell. Adding a coat of paint anywhere it's needed and vacuuming your rugs with a carpet deodorizing powder, especially if you have pets, can take your home from musty and lived-in to fresh and inviting.

    Ditto, ditto, ditto. I flip real estate and eye appeal is everything. Give the clients a blank or monochromatic palette to imagine their personal touches. Clear the kitchen counter spaces. Don't fill up window sills with knick knacks or plants. Keep everything crisp. Put away family pictures. When you put a home on the market, it is no longer yours. It should present a clean surface for someone else to envision as their future home.

    Hi, I would check with real estate agents in your area. Depending on what your house looks like and the extra you have it's probably worth it. Simply changing the hardware can make a huge difference and doesn't cost a lot.
