Had a pellet stove installed about 15 yrs ago and the installers ripped out everything in the fireplace..now being older can't handle 40 lb bags of pellets..removed the stove but now have a gaping hole..prices I have received are obscene to restore it to a fireplace.

There are lots of budget-frienly DIY fireplace makeovers. Maybe you could do it as a family activity? This is just one idea I found!

I'm afraid that the cost will be high since there is a lot of work to make it safe to use. The pellet stove exhaust pipe probably impacted the damper which will cost a lot to fix. A through-the-wall gas insert, assuming you have natural gas or propane tanks available, would be a lower cost option depending on the location of the fireplace. Restoring the fireplace is the most inefficient way to heat your house. More heat goes up chimney than goes out to rooms. We had a fireplace in our last house and the previous owners had the damper sealed and left the glass doors on the fireplace. We remodeled the living room. Took off glass door, refaced the wall with tile, bought a cheap grate, added a few birch logs, and set candle cups on the logs to give a fire twinkle.

Ken, this is my fireplace..stripped. What would you suggest what kind of tile of you put in..with a floor and then the candles..which to me is astetically perfect just to sell this place..

thanks and your response will be most appreciated..

I am definitely in a quandary what to do with it..

I had a masonry fireplace taken down and rebuilt about 20 years ago. This was due to a flaw in the design and it was crumbling. It cost $7,000.00. This included redoing the chimney and the inside.

My house is horribly all electric. Outrageous what they charge to heat. I might put facing in the fireplace to cover the sides and put nice candles in there. Then I'm selling this place. I wanted to make it look nice. I might send some photos so you can see it.

We only put tile on wall and left inside alone. We also bought a free standing screen to hide the fire box. You need to disclose condition of fireplace when you put the house on the market.
