Have you heard of FLEX SEAL?. Its a rubber paint. In fact they have a commercial showing them sealing a basement floor with a roller. Look on internet under "as seen on tv". It will have a list of all these types of products. Look for flex seal. I have used it personally and it works great.

Ha Ha Flex Seal. It degrades and breaks down over time. Once the water problem has been solved use a floor and porch paint. No need to seal the floor. The paint needs to absorb into the concrete. You can also use the garage floor paint kits. No Flex Seal involved.

I have pained my basement concrete floor twice. But I don't think I will do it again, even though it is now flaky and worn. We used a sort of polyurethane paint. The first time - years ago. we really prepped: we did the walls with ( muriatic?) acid. and waterproofing paint - two coats. and, we washed/ scrubbed the floor and let it dry. We bought two dehumidifiers and that also helped.

about maybe 10 - 15 or so years later, portions of the paint in high traffic and subject to mositure ( washing machine area) were wearing out so I washed and repainted the worn areas...

about 10 - 15 years after THAT we had flooding from superstorm sandy.. Our basement water was really almost clean but it was SALTY. (not nearly as bad as other people have had to deal with )

In spite of being pumped out very soon, and washing, the paint continues to deteriorate, and I an NOT inclined to do it again.

Surprisingly, in one section of the basement we put down OLD style vinyl tiles and THEY still look pretty good! They have NOT lifted up! In a very small area we still have the old old smaller (asbestos?) tiles and while some of those have now lifted- some must have been there for 50-60 years and there is no need to mess with them in that corner!

Depending on the conditions you have, you might consider skipping the paint and going with vinyl tile!

Went to Menards and Lowe's they said to use a water base sealant on the floor. Then tile or whatever floor covering I choose. Daughter is allergic to latex so I have to be careful what I choose. Thank you for your imput.
