How to help prevent a leaking basement?

I need ideas on how to help prevent a leaking basement. It appears the builder did not put in a sunk? pump and the wall leaks so everytime it rains it means bailing out the water. The builder is no longer available so going back to him will not be an option.

    Sharon...If you are having to bail water I would call a professional. Are the walls concrete block? They can be painted with a water proof sealer but you may need more than that. You may need to look for a sump pump which Lowe's may be able to help with.

    Sump pump needs a weeping system or french drain to actually work, unless you have drainage in the floor. In the floor you still have a wet floor.

    I would advise having a reputable company come out and assess your problem and have them advise what to do.

    We have a french drain that was installed many years ago before we bought the house. It doesn't seem to be working properly anymore and we are going to have to have someone come assess our problem as well.

    We are considering landscaping to divert water away from the house.

    Good luck, this stuff can be very expensive.

    The walls sound like they were never tarred that stops water After you dig down to the foundation you have to dig around the house then And tar the foundation it stops the water from coming in then you would put all the dirt back around it thatā€™s how you start the water from coming in.

    A sump pump is definitely something to look into. Also, build up the ground around the foundation and slope it away from the house. Plant shrubs near it, but not to close that the roots cause a problem. Make sure that all gutters and downspouts are in good working order and put long extensions on the end of the downspouts. You want to get as much of the water away as quickly as you can.

    Hello,

    Call in one or two other Builders to give you their opinion on what should be done and how it should be done and the time it will take to do, and most important the cost to do it for you. Then you might have a better idea what would be involved. You could also ask, if there is anything you could do to help mitigate the cost by doing it yourself! Hope that helps!
