My apartment maintenance guy did this! Need smooth out ?

It took them 6 months to replace sheet rock. Then I was gone when they did plaster party with a credit card? That's what it looks like!
I don't know how long it will take them to get to this! So far it's been 2 weekslike this and the plaster

    That was applied way too thick. It should have been several thin coats. To fix this you need a scraper, some medium grit sand paper, a drywall knife, some drywall compound and a bushy paint brush. Scape and sand what's there until it's above the ceiling line. Apply a thin coat of mud slightlywider than the current patch. Allow to dry thoroughly. Knock any bumps off with the scraper and apply another coat of mud slightly wider than before. Allow to dry. Scraped bumps off and sand smoothish. Mix some mud with dry compound until you get a consistency of oatmeal. Apply a coat to the new drywall and then take the paint brush and dab it in the mud to make it bumpy like the rest of the ceiling. Primer then paint and you're done.

    First of all. Its a terrible job. No, its worse. Second, mention it to management. Third, see if they will allow you to finish it. Lorrilj.llj has the right solution.

      I mentioned it to management. Her reply was,well I don't know what he did? So I showed her and told her this was unexceptionable. I think no comment was made. That's why they did while I was gone ! Because I would not have let him get away with this Shabby work!!!

    He clearly didnt know or care about the repair. First he should have removed about a foot of the ceiing popcorn around the repair area. Then he should have plastered with a large trowel with much thinner plaster. Let it dry then come back and apply another coat of thin plaster. After throughly dried he would have sanded until completely smooth and you would not have known a repair was made. I would have then applied a primer. Then he would have had to repopcorn the area and paint the ceiling. Would be a proper and professional job.

      repopcorn? I'm lucky I got what I got! He didn't even tape the wall. It's been like this now for 3 weeks. Argh.... :( I'm trying to get a hold of there corporate office.

    Shame on those guys and for management allowing workmanship like this. Mike Holmes would fire their axxxxes in a heartbeat! I'm sorry you're going through this. Obviously they didn't know what they were doing. Be persistent, document everything. File a complaint with the Corporate Office. Best of luck.

      I'd report them to the City's Licensing Commissioner. Google the corporate office name and phone number and file a complaint. You have rights and legal protection, more than you know. This should be corrected immediately at their expense. Best of luck.

    1st they said the repair was not a priority. Then they knew I was gone on Spring break. That's when he did it! I'm pretty sure he didn't tape it first either! The ceiling is trashed! But the plaster work is 💩 ! Went to Manager,her reply was I don't what he did ? So I showed her! Told her I was "Not" happy! Sheet rock is not even to the existing wall !!! If I redo it myself there going to give me an excuse about not guaranteeing the work. It looks like he slapped it up by hand and it with a credit card. THATS WHY HE DID IT WHEN I WAS GONE ! I would have been all over it ! They didn't even remove the vent. This is what I get living in a Shabby Chic apartment complex.. GHETTO!!!!!!

    Thanks for all the advice and suggestions All . Looks like if you want something done right you have to do it yourself ! I really don't care what the apartment manager says ! This not the first time I fix something myself!!!!!!!

    • I hope you are getting cheap rent! It makes my blood boil when I see such lazy, sloppy, unpofessional work. I would skip the manager and deal directly with the landlord. Document everything. Be sweet as honey . . . And firmly request a licensed professional. Frankly I could care less if the management says this is not a priority, chances are the entire place is put together with spit and bubblegum. It is your home and yes a priority.     Yep, been trying to locate the owners of this fine establishment. E mail listed on app is no good. The owner is based out of Texas. They do everything big in Texas. They made a big mess here. I'm gonna print out the comments left on Hometalk minus names and locations of course. Whether it makes a difference. I even left him a how to plaster instructions. Apparently he didn't read it. All this lovely work they've done is on my eye pad.

    Do you have a local tenant/landlord association in your town? If so, this is a prime example for their services! Do you have a rental contract for your apartment? I certainly hope so. It should outline your rights, the apartment's responsibilities, etc. I would think you shouldn't touch any part of the shoddy workmanship. Certainly, if you have a complaint, whether it's a priority to the apartment management or not, they should treat your concerns seriously and not just blow you off. Take lots of pictures, keep a diary of all dates as well as your conversations (and with whom), dig out the rental contract a d send all information to the corporate office as well as the Better Business Bureau.

    Oh they first told me getting my place done was not a priority. So then I told them to keep an eye on my place. Maintenance guy walk into office. Said they were doing my place while I was gone. They did it on purpose! Because if I was here this 💩work would not have been done! I'm going to call the owners of this wonderful establishment . Let them know and ask them if they have a working email. So that I can send them pics.

    I used to manage apartments. First thing: document EVERYTHING. Write down everything in the order it happened....dates/times of discussions will help you. Going forward, every communication you have, put it in writing and hand it to the manager; if you have a conversation with management or any of the staff follow it up with a "per our discussion" letter/email stating what was discussed and decided. Read your lease, see what it says about repairs. Every state has laws to protect renters, it would be worth your time to find them. I wouldn't touch this work even if mgmt says it's okay to.....if your lease says you can't make any changes to the apt they could use that against you....and they could blame you for the condition. I could go on but you get the picture. Once you find the CEO of the company, copy him/her on every communication. If you find the Board of Directors, copy them, too. Is going to be a hassle for you but you have a lot on your side.
