Why is the paint cracking/flaking on the inside of outward facing wall

    Is this a cement wall in the garage? or is it a wall in the house that is an outside wall? All outside walls should have a heating element on the baseboard. If it's the garage it doesn't. The cracking and flaking is because there is no heat keeping it dry. The moisture is causing this problem. Dry it out ASAP so you don't get mold. Good Luck!

      Thank you for your reply. The wall in question is a bedroom, it has a radiator, and has had some mould in 1 bottom corner, but hopefully that has gone. The flaking is in various places on this wall. I can't tell if the wall has been insulated or not, there are no little round holes, so can't tell if cavity wall has been done or not.

      The room in question is above above a garage (We live in a bungalow) The garage walls are okay, no mold or wet walls, it is well ventilated.

      Not sure what you mean by heating element in the baseboard ?

      We do live in the UK if that makes a difference!

      It doesn't feel damp, walls are not wet to touch. We did have a issue with mould, a couple of years ago, but that has cleared up (touch wood!).

      The room in question is a bedroom, it has a gas radiator and a opening window.

      The bedroom is above a garage, which is well ventilated and has no mould or damp.

  • My best guess is that wall lacks proper insulation. Temperature fluctuations - heat in summer, cold in winter will do that. Have you noticed that room bing colder or hotter? On an extreme day, put your hand on the wall and see.

      I can't tell if the wall has been insulated or not, there are no little round concrete dots on the outside wall, so can't tell if the wall has had cavity wall insulation. It had mould in 1 corner when we moved in a couple of years ago but touch wood that has been sorted.


      The room in question is a bedroom which is above a garage. It gas a gas radiator and opening windows. The room temperature seems pretty constant, and the room faces North so no big temperature changes.

    Garage walls are not usually insulated, but the bedroom above a garage would have needed Building Control, and they would have required it to be insulated to be a habitable room. If this was not done, and you employed the builder, then He should be called back in. If this was done by previous owners, Did you get a Private Survey done before buying? If so do look at the Survey to see what he had to say about the Room above the Garage.... If you feel too much time has passed, and you just want to sort things out, I would call in a Building Surveyor and or a Reputable Builder and ask for advice. Atleast then you will have a better idea what you are really dealing with and approx how much it might cost to sort out once and for all. ( I could be something as simple as Insulation board and Plasterboard to that wall or it could be you need another radiator)??????

    We brought the bungalow (Sorry didn't mention that) 5 years ago, so don't know if it has been insulated, the bungalow is about 40 years old, it is built on the side of a hill and is quite open to the weather.

    But we will investigate your suggestions.
