The first thing you do is define your objective. Sell fast or get more money. Remember, it takes money to make money. Bathrooms and kitchen sell houses...but don't forget paint and new carpet and good repair.Watch some of the TV shows like Fixer Upper and Flipping Las Vegas. They add a LOT OF CLUTTER which is not good when selling.Do not try to do work you are not qualified to do. And do not over improve for your area. Keep in mind that these folks on TV do a lot of the work themselves so their prices for improvements are way low!!!A house in good repair that is clean and uncluttered should sell.Be careful dealing with contractors. "Time is of the essence" is the phrase that ties down your "finish by a certain date!" Have a contract. Keep in mind that a contract from the worker is in his favor. Make sure they have workman's Comp! "fully insured" does not usually include this.Helpful Reply -

- Wash all windows - inside and out
- Replace all light bulbs with LED natural
- Paint every room a neutral color
- Replace all curtains with neutral colors
- Any carpet have professionally cleaned
- Wood floors, clean and polish
- Tile - clean grout and tile and reseal
- Remove 1/2 of your furniture - especially in the bedrooms
- Remove all family photos
- Outside - anything blocking any window, cut down
- Pressure wash outside of house and any walkway and driveway
- Make sure any wood is, if painted, not peeling.
- Keep lawn edged through sale and any outside lights on.
Unless you have a budget of $25,000 and more, don't remodel. It may be a nightmare to get a contractor(s) in and out. Someone will fall in love with your clean and tidy looking abode.Helpful ReplyKristil Albof on Dec 16, 2017
