Modular Home Side Yard Transformation

Started with a blank canvas. Purchase a modular in Florida that was completely rehabbed inside but obviously neglected outside. No shade or privacy for deck.
Decided on outline of landscape design and the type of look I wanted. I was in the south so I wanted a tropical look.
A look around the existing landscape, such as it was, resulted in an expansion of work needed.
Needed new sod, remaining trees trimmed and removal of a nuisance tree.
Contracted with a wonderful arborist and landscaper. He removed some other nuisance plants to make way for new ones.
Landscaper and I visited nursery and picked out plants. Two Canary Island palms ( I had bases of palms diamond cut for additional interest), two small white birds of paradise and three big orange birds of paradise formed the backbone of tropical design. I added Hawaiian ti for a burst of my favorite color (pink), variegated ginger, and confederate star jasmine to climb on deck railing. Lastly I added foxtail ferns and snowy hibiscus around the small multi-trunk tree on corner. Nothing has bloomed yet but I am sure I will love it.

Have a question about this project?
Love the landscaping. From lack of knowledge/experience may I ask, how do you keep your mulch from running off when it rains, and/or the grass from reclaiming the area? Also, if you dont mind what was you budget on a project like that?
