Brick EXTERIOR - Siloxane??

1) How well does Siloxane (water Repellent) work on brick exteriors?
2) Is this something home owners should do once every 5-7+ years??
3) House is approx 4,000 Sq feet, 2 story, all brick exterior..... how much is a FAIR price to have this Siloxane sprayed around the entire house?

  • Never ever seal brick. I do not care what the manufactures of these sealants say about doing this. First off these clear sealers do not bridge gaps and larger spaces where water runs. Once the brick is sealed moisture has no way to exit unless your water drainage plane behind the brick is perfect and not blocked. Which is very rare. When that happens during freezing weather the water will expand and cause spalling or lifting of the bricks causing all sorts of damage. Brick is leaky by its very nature. It grows as it ages from moisture that comes into contact with it. If you seal one side of the brick and water runs down the back, and it will the brick will swell and bow from the house. Ever see a very old chimney that has braces on them? If you look to the side of it you will see it is leaning. this is because the moisture is drying out from the reflection of heat off of the roof and on the other side the brick remains damp and as the brick swells it causes the brick to bow. The same thing will happen to the brick on a home if you attempt to seal. If your having issues with white efflorescence on the surface this is caused by water leaking behind the brick. Make sure all the flashing are properly installed and make sure that the drainage plane that was supposed to be installed when the brick was placed is not plugged preventing moisture from escaping.
