In general, you start by removing all the furniture from the area to be sanded. Then, remove any floor vents there may be (including covers of baseboard heaters) Next, I'd recommend removing the shoe molding (if you have it).
How much sanding needed, really depends on your goal for your floors. Do you want to change their color? Or if not, maybe a screen and recoat would suit your situation better. We always like to recommend the least amount of sanding needed to complete the final product.
