Nest Home Improvement on Dec 25, 2013Is there a trap as part of this drain? Is there water in the trap? If you don't have a trap, installing one will eliminate the problem.Helpful Reply

Hamtil Construction LLC on Dec 25, 2013Hi Jan, it's pretty common for traps in drains that are seldom used to dry up in the winter due to dry conditions. The most common I've seen is in floor drains, and the remedy is to just add water. However, I'm not sure this is the issue you're facing, and it sounds like you are adding water. In that case, it may be an issue of any of the following:Helpful Reply

Hamtil Construction LLC on Dec 25, 2013Improper venting could siphon the water from the traps when you use other fixtures, you could have a blocked vent line at the roof (ice or snow can block), or even a frozen vent line. All of these problems might be related. I would definitely suggest adding water in every drain in the laundry first, though. Even in the floor drain or safety pan drain.Helpful Reply
