Selling large condo built in 1979. What are the minimum upgrades?

    Kitchens and baths! - granite/ss appliances/ hardware/paint cabinets white/backsplash. Replace carpet for wood/laminate/wood like ceramic (depending on climate & area) One flooring for all areas On each level. Replace lighting and hardware. Remove wallpaper and use neutral colors. Be cautious not to remove cool 70's attributes like wood beams, Brickwork/stone. We are upgrading our 4th home and boy is it a lot of work but so satisfying when done:)

  • My suggestions are the same as Sylvia's. I would also repaint if necessary. And hire a professional house cleaner for a one time overhaul so you can keep it up after, until the home sells. Any money you spend, you will more than recoup in the final sale price.

    After 38 years, it is going to take a lot more than "minimum" if you plan to get top dollar.

    What is your goal? Out of it quickly or maximum money?

    Bedrooms and living areas are minimum work...take off popcorn ceiling and all wallpaper; paint everything; add new flooring; put in new door hardware; canned lights are "in."

    Each bedroom and common areas minimum of $3,000 each.

    Bathrooms are about $8,000 each; showers are "in" right now...big ones.

    Kitchen is about $12,000; all new appliances; pretty back splashes and granite or marble counters; no boxed in florescent lighting but canned lighting.

    All outside areas require good cleaning and repair.

    Give entire house professional cleaning when renovations are done.

    If this is your vacation home and you do not have time to spend doing the work yourself, you will have to put a lot of trust a contractor in your absence.

    Keep in mind that there may be very expensive things you do not see that can be costly...i.e., wiring, plumbing, mold removal.

    P.S. Also keep in mind that local codes have changed a LOT from 1979!!! Also, be sure and check the HOA rules and regulations before you start anything.

    I can imagine you don't want to spend a lot of money on the renovation before selling. I am selling my house and did some house staging. My findings are : people want light and a lot of ranging space. Without spending a lot of money you can do the following. Go in every room and look around. Too dark? Paint the walls in a light colour, even on top of the wallpaper. Don't forget the doors. Buy cheap white curtains, try to get some shelfs empty so people think you don't need them all. Maybe you have to buy new sockets to replace the old ones. so it looks like the electricity is up to date. Everything has to be repaired : no loose wires, no loose boards and plinths, no mould. Get all the personal pictures out and replace them with "art pictures". Declutter the bathroom, especially on the vanity : only soap, toothbrushes and paste, a clean brush and comb. If you have a shower curtain, replace it with a "almost" see trough one.

    Same thing in the kitchen : put a lot of appliances in the cupboards, except the ones you need for breakfast, so it looks like you have a lot of working space. I bought a new coffee table because the one I got was to big for the room. Re-arange furniture or get some out, if possible, to get as much as "walking" space as possible. You can already pack most of the books and magazines to create space. Keep in mind that a house that sleeps normally 6 people need "only" sitting place for 6, not more.

    If you have a garden, make sure the grass is cut before the visitors come. Try to get all the weeds out, put a table and a couple of chairs outside, some pots with plants. And clean everything. Good luck !
