To me it depends on age of home and if you will be re doing the entire home. I say this because unless you have your typical 80s home with no character your home should have a style that was used and do you want to keep true to the style of home and just modernize it or do you plan on doing something to the outside of home to change feel. If you go into a 70s home you will have a home that is like the jetsons. You may have sunken living room floor. A modern fireplace for that period which is coming back. You get what I mean? But if you have blank slate then where is the fireplace,what does it currently look like , how have you decorated that room are you happy with the furniture and flooring or do you plan on changing it out? So figure out your style then you will figure out what you love and work towards that. I always keep in mind resale value if you plan on moving within 5 yrs. Also pinpoint what you don't like about it. Is it the mantle or the finish? Is it in shiny brass and you would prefer black finish. That maybe all you have to change to make you happy. Is I wood and you want gas that's can be done as well. The vibe in that room isn't comfortable to our anymore but it may not be the fireplace it may be that you are now an empty nester and room reminds you of that. Maybe fresh drapes and rearranging furniture with new pillows added would solve problem. So without more details and look at room it's hard to give advice because you may just be wasting money.
