Every remodel is personal. What are your needs and wants? What is your budget? What are other similar properties worth in your area? Do you plan to sell soon? Any remodel will give instant increase in value, but diminish as styles, products, tastes change as time goes on. Do other homes have what you want to do? If not, the value won't go up.
i would say it depends on if you're doing it for yourself or to update for resale.
Get several estimates. Decide what are "must haves". Be careful of spending over about 10% of your homes value. You will probably not get it back. You have to weigh if that is OK or if you want it for yourself and are less concerned about recouping cost. if you are handy, consider doing some of it yourself. We did our own demo and saved thousands. Also, we saved alot by hiring out each part rather than one all inclusive price from the contractor. Their estimate for the flooring and electrical component was much higher than we paid for our own electrician and tile installer.
Get the best licensed contractor available and check out his references, get a signed contract to include finish dates as well as penalties for non-performance. Check wit BBB and don't be afraid to negotiate. Buy quality products - if you settle for contractor grade you will be replacing things much sooner. My rule is "We get what we pay for, so buy the best you can afford."
