If you have a tank type hot water heater, you and every Hometalker should drain one gallon of water from the bottom of the tank once a month. This will remove any sediment from the bottom. Do not mess with the temperature pressure valve. Its there to relieve pressure in the tank if it fails. I don't like tankless heaters because they require yearly maintenance that a DIY cannot do. They/parts tend to fail prematurely. I have know many people that did have them. So many problems they went back to tank type heaters. Check out independent review sites.
You should also put a water softener in place. This will block all calcium deposit off your electrical household and make them last a lot longer. You have two solutions : magnetic ones (completely natural but more expensive to buy) or chemical ones (you'll have to replace the chemical filter periodically).
