Thompson's Water Seal.
I used Thompsons years ago and got a refund because it lasted less than a year on our old deck. Thank you though.
Behr paint has a good selection of wood stains and a clear protective sealer
If you used treated wood on your deck, leave it for a year before painting, staining or sealing. Then, next year, use a power washer & paint or stain away. Any hardware store has good quality sealers (I like the Thompson brands) - ask for the best for your situation.
