If I were to put up a fast growing shade tree by my house, I would want the one that was low maintenance, low disease prone, wouldn't self prune or leave me a ton of leaves to rake in the fall! That being said, I would plant a Dawn Redwood. It gets up to 80 feet and grows about 2 feet per year. It looks similar to an evergreen however it's not. It turns red in the winter and the bark of the tree is just beautiful!
As you are giong to have to buy it anyway go to your local nursery, they are the pros, will give care instrucioon and likely guarantee it.
The boxelder is a fast grower that will provide shade quickly until slower growers mature. When my mom and dad built our family home, my grandpa recommended this to provide shade for me to play when I was little.

Depending on your region, but you might look into an Ash variety.
