There is hardwood, usually found in older homes, and then there is engineered hardwood that is a veneer of hardwood over a substrate of cheaper wood. The real hardwoods can be sanded and redone several times, cause its solid wood.
The engineered hardwoods, can't be refinished many times cause the veneer is not too thick. i.e. wears out faster.
So do you know when these floors were put in the house? You might pry up a threshold, so you can see a board on whether its consistent hardwood all the way through, or if it looks like a sandwich of a couple different materials. If its engineered I would get a pro to sand it, so all the veneer isn't removed. You could do the staining and sealing afterwards if you want to save money.
