The walls were treated with something 20 years ago, I was thinking to dilute a water based latex and just sponge it on them? Then paint the brick fireplace white.
Thin down chalk paint with water dip the brush in and dab excess paint off. Lightly dry brush the frame then seal with wax.

I recently did a white wash on pallet for a project. I used basic white paint, brushed it lightly onto the pallet and then took a cloth and dipped it into water and rubbed it with the grain of the wood. This allowed for much of the detail to show through. It worked great! Hope this helps.
i have tried a couple things lol some easier than others...painted and used a mouse sander to hit spots I wanted distressed (which was a lot of elbow grease) so then I tried just dry brushing with an off white color and that worked great! It was a $5 gallon of "mismatched" paint at the hardware store ...I always buy those cause it's a money saver and still a beautiful color!
white wash is just white paint mixed with water....they spray it on old barns.
