Being an older female it is harder to do things than when I was younger. My upstairs flat roof where the addition meets the house has seperated and water gets into the cracks.

Find the money and hire a professional, roof leaks damage your roof's supporting structure as well as wall studs and creates mold.

We just had our flat roof done professionally with this heat reflective material. First they scraped and fixed any areas that needed it, they then applied two coats (1 coat each day) and let it dry. It wasn't cheap but it's supposed to last a long time.

For leak repair, coat your entire roof with liquid butyl rubber and for this purpose, you don’t need to hire a roofer. Liquid EPDM is a one coat, ASTM certified product that gives outstanding results with just a simple DIY process. The difference with this coating vs the others on the market is that the others simply dry to the surface whereas butyl rubber actually chemically bonds to the roof. So, it literally becomes part of the existing roof.
