Check with your local Home Depot or other big box store and see if they do workshops to learn how to get the coverage correct. If you don't get enough coverage you will have dead spots, and overlapping coverage can cause puddling and wasted water. Once you know what type sprinkler heads are right for your location, and you have figured out your design for ideal coverage, you can figure out how many zones you need. You can then determine the supplies you need, rent a trencher, and start working!
Here are a few links for you. I have a tiny house on a tiny lot. Design and layout of the system is just as important as the system itself. I have 4 zones on my postage stamp sized lot.
