Now you know why higher end resorts have metal banda around the trees. But this one stumps me a bit. Here is a link but I do not know how helpful it will be.

Everything I find says to hire a professional. I get that you do not want to hurt or poison them, just not live at your house. I have catch and release traps that I bait with dollar store peanut butter. Hopefully others will come up with or find a better solution for you.
I would recommend speaking to the landlord

Lots of ideas from experts in the field of pest removal! Good luck!
Here is my opinion on opossum. They are beneficial and, even though they may look aggressive if backed into a corner, they truly are not an aggressive animal. A terrific faker, but most of their hissing and chatter are just a way to get you to back off. Not only that, but they rarely get rabies and will eat their weight in ticks and other creepy critters that aren't so good for people or pets. They are also slow in their movements, so if you scare one off and it doesn't seem to be moving very fast, that's because they are not God's most coordinated animals. Which accounts for their high death rate from being hit by cars. If you should have trouble with them moving into your house, you need to figure out where they got in and seal the entry. You also need to figure out what's attracting the possum to your yard. Our big attraction was bird seed. Although she came every night for dinner, she never ate a lot and left for the woods near our house when she was full. When spring came, we never saw her again. I called her Patty and I kind of miss seeing that little pink nose sitting in the bird seed pan every night.
Now, roof rats are another story.
Get a plastic empty jug, cut a v on each side half way up. Put about 3 cups of water in it, and about 5 mothballs in jug of water, set outside about 4 feet from door.
