A lot depends on where you live and how much sun your lawn is exposed to. I live in northern Virginia and have zoysia grass in my yard, which gets plenty of sunlight and stays green all summer long (it's a warm weather grass). It does not grow well in shade, and I understand it also doesn't do well in the northern states. It's also brown in the wintertime which is a deterrent to some, but is a small price to pay for a beautiful lawn in summer.
Turn it into a Rock Garden.
"No Mow" lawn seed. It grows to about 4"-5" tall. Requires cutting a couple times a year. Will grow in the shade, too.
