Not sure but I can tell you it's NOT a Redbud. Leaves are heart shaped And those are not. It is NOT a cottonwood which has saw like edges on leaves.
This is what is called a "Chinese Tallow" tree. The nickname is "popcorn" tree because the seed pods resemble popcorn. It was imported many years ago from China as it was thought the sap could be used to make candles. It has flourished in the Southern US to the point that it has been declared a nuisance tree in several areas and it is against the law to sell them. They often are quite beautiful in the Fall when the leaves turn many colors from yellow to a deep wine red. The root system spreads and they are very hard to kill. When cut down they frequently come back from the stump.
I feel like it's a Popcorn tree AKA Japanese Tallow tree:

If it just popped up, you may want to consider getting rid of it- it's known to be invasive.
NOT a lilac either, lilac leaves are thinner not bulbous

Appears Wbusbin and Susan Kenndy Martin were correct: Chinese Tallow (Popcorn tree) ,
e Chinese tallow tree
Not Redbud, Cottonwood, Lilac nor Poplar; what you have is the Chinese Tallow, aka Popcorn tree.
Looks like a Catabba tree. That's what we called it anyway because Catabba worms show up in the summer time. Perfect for fishing.
It is a Chinese Tallow Tree, here is the link to pictures and article about this nuisance tree. They are very opportunistic and very hard to get rid of.

Chinese Tallow or popcorn tree. I have one outside my bedroom window. It is surrounded by concrete and has never been a problem. Love to see it showing off in all seasons from our second floor window. Glad it isn’t growing somewhere where it could be a problem tree, had it there about 10 years.
Triadica sebifera aka Chicken Tree ... Here in Louisiana most of us don't like them. My Grandpa would walk his cow pasture and pull up the saplings cause in a short time you could have a patch of trees growing....
