How about a futon? It sleeps well and can be converted into a sofa in the morning, and it won't be heavy. I have one, and often I'll keep it in sofa mode and still have a good sleep.
Depending on where your doors are, I think you will have room for a double bed (54") and a 39" single. Do up a sketch with the measurements and that will show you where to place the furniture and what size you should use.

I would buy a bunk bed and a sofa bed. Or if two adults don't mind sleeping together, buy a bunk bed with the bottom bed a double bed.
There is a bunk bed with a queen sized futon Bed on bottom, a futon is a bed when flat and comfy seating when folded. My daughter has this in my granddaughters room (lots of sleepovers) and it works beautifully. They are very cost effective to purchase too.
