Painting outside porch

I painted our outside porches 2 yrs. ago with Porch & Deck paint. When spring arrived last year, the peeling was unbelieveable - very discouraging. We had done it before with good results. Circumstances prevented me from painting last year, but it's positively on the agenda this year. Any recommendations for the best possible paint to use & should any sealers also be used? It's going to be gray. Thanks for any advice.

    Prep work is the utmost importance. Make sure the porch is absolutely free of any dirt. Also when you paint temperature is also important. It must stay above 13* C till cured.

    Having it clean and dry is critical. Prep is the key. Not sure if your striping it first, power washing? Sanding? Priming?

    Thanks Vangie & Virginia, appreciate it. I really thought I had prepped properly & also worked around the temperatures, as we had painted previously with good results. I thought maybe it was the paint...but it may have been me. I'm going to be sure to prep extra well, pay attention to the weather of course & also may invest in better quality paint. I won't be doing it for at least two months yet-weather not right in the "great northeast" for a while yet! I will post later in the year as to how it comes out this time. Thanks again!
