Power washing is the ideal wall to remove any dust and mildew that perhaps has collected over the years. If you have access to a power sprayer that is the ideal method of painting metal siding. The openings under each section are difficult to brush and get paint onto. You would mask your windows and doors plus any fixtures then spray the walls once clean. It may appear that your spending a lot of time doing the masking and you will be. But not nearly as long as you will be if your using a brush and small roller to do the work. Choosing clear plastic and a good quality masking tape it will not take all that long to get the areas covered you do not want paint on. Be sure to move cars away and put down plastic or cloth drop clothes on the sidewalks and shrubs to protect them from overspray. Let the siding dry for a few days before you paint. Moisture can hid in the small openings in the siding and will come out during any spray painting that goes on. If your old school and want to brush, and there is nothing wrong doing it that way, you need to cut in all the corners then follow up using a small roller or a wide brush for the surface of the siding. You will have strong wrists once your done. The biggest issue you have to be concerned about is lead paint. I suggest that you test the surface of the wall before you do anything. If lead paint is present, you need to use masks and keep kids away when cleaning and doing any sanding if its required to remove chips etc. The chalking of the paint if it is lead based can leach into the soils around the home. The EPA has many documents available to provide you with safety facts and information to keep you and your family safe. If this is a multi family home, you must follow federal requirements by notifying your tenants if you know if lead paint exists on the siding.
